Central Green Business Park located near the Bush Intercontinental Airport, is home to ten industrial buildings and “build to suit” facilities acquired or developed by Liberty Property Trust. Seeberger Architecture has provided design and architectural services for these projects, encompassing over 330,902 square foot. Building on a successful relationship, Liberty, Seeberger and Cadence McShane Corp. contractors recently completed the first LEED certified Core and Shell building in the Central Green Business Park.

GAC Regional Headquarters
GAC Energy & Marine Services Regional Headquarters is housed in Building 11. This 181,061+ sq. ft. LEED certified cross-dock facility also includes a 30’ clear height warehouse and an additional four acre outside storage area. In addition to its storage capabilities the building features 31,000 SF of office space. The multi-level office contains, multiple private offices, training areas, open office areas and a two story lobby with a mezzanine.
The most defining feature of Building 11 is its two story office space, the first within the Central Green Business Park. The main entry’s hallmark traits are the extruded aluminum canopies and metal clad two story columns. The building’s tiltwall panel system design was enhanced through the implementation of textural pattern and reveal placements. Within the interior, the entry features an open lobby concept with a glass storefront system allowing for natural light within the office area. The 30’ clear height warehouse has an ESFR fire sprinkler system and a 32 truck dock capacity, expandable up to 55 dock doors.
LEED – NC Silver Certification was achieved by providing high-performance features such as energy efficient mechanical, electrical and plumbing systems, Low-E double pane glass, drought tolerant landscaping, and a white TPO roof membrane. In addition to the sustainable features, aluminum canopies were used to enhance the building exterior and create corporate headquarters image.

Central Green –Building 9 is designed to provide an energy and water efficient building, and healthier work environment than previous spec industrial buildings in the Houston market. It became the first industrial building in Houston to achieve LEED Certification. The Silver certification was based on a number of green design and construction features that positively impact the tenants and the broader community.
Highly efficient HVAC equipment with carbon dioxide monitors, a highly reflective TPO roof membrane and performance glass were used to improve energy efficiency. Indoor air-quality was enhanced by high MERV air filters, as well as low VOC emitting paints, carpet and adhesives.
Water usage was reduced by 44% over a baseline established by the EPA. This was accomplished indoors with: waterless urinals, low-flow shower heads, dual-flush toilets, and low-flow sensor faucets. Outdoors, the plants used on site are species selected for their ability to survive on little more than natural rainfall. What water is supplied, is provided by a drip irrigation system.
