Weingarten Realty selected Seeberger Architecture for the master planning and redevelopment of an existing 40 acre tract of land. The initial phase was a 60,000 square foot build to suit for Pioneer Contract Services. The 32 foot clear height allowed for multiple levels of records and data storage maximizing space utilization. Phase Two consisted of Claypoint Buildings Two and Three, totaling 298,200 square foot. These two buildings were located to optimize the site potential, while allowing continuous operation of the existing tenant occupied Building Four.
Phase Three consisted of renovating and updating a fifty year old industrial Building Four to replicate the design features and colors of the three newer buildings and enhance the Distribution Park’s overall appeal. A portion of the original office was demolished and 31,294 square foot was added to re-invent this building as a 339,664 square foot dock height, cross dock warehouse facility. A unique method of installing a thin, light weight “Hi-Tech” wall panels along the perimeter of the old industrial structure gave the appearance of a new tilt wall building. A mission so well accomplished, the previous tenant that occupied the building for a number of years, thought the old structure was totally demolished and a new building constructed.
