Seeberger Architecture was selected to design two Industrial Warehouses for Liberty Property Trust. Buildings 3 &4 were constructed using tiltwall panel exteriors, enhanced by adding contemporary elements of natural stone and a modern canopy system at the entrances. Building 3 at 84,000 SF and Building 4 at 125,538 were both designed to house a high-finish flex warehouse/distribution facility with spec office spaces offered at both locations. The Business Park is conveniently located between 290 and 1-45, site placement was designed to efficiently offer two distinct facilities with a shared truck court and extensive parking areas. In addition to the accessibility of the site each building was designed in compliance with LEED standards. By incorporating high performance energy efficient systems, such as MEP systems, Low-E double panel glass allowing for day light, natural site work with drought tolerant landscaping and a white TPO roof membrane, also incorporated was an advanced fire sprinkler system.
Liberty NW Business Center Building 6 is flex warehouse/distribution facility with a tilt wall skin. Located at the northeast corner of Beltway8 and Highway 249, this rear loading dock building provides a 24’ clear height storage organization and an ESFR sprinkler system. The space was designed to provide maximum lease flexibility, allowing the facility to be easily occupied by single or multi-tenant applicants.
As the most recently completed structure in the business park, Building 6 is yet another facility in Liberty’s current endeavor to provide energy efficient high performance industrial warehouses. The use of LEED standard products, has increased the buildings overall marketability. Through the use of energy efficient products the overall operating costs where reduced while conserving natural resources and positively impacting the local economy. To increase transportation options, the building was designed to include bicycle storage and changing facilities onsite for tenants preferring to use alternative methods.
As the most recently completed structure in Liberty’s NW Business Park, Building 6 houses Schneider Electric Company’s Houston headquarters. So satisfied with the building design and layout they have chosen to expand their office and warehouse space. It is one of the few buildings within Houston’s industrial sprawl to embrace the need for energy efficient products and standards.
